If you’ve been waiting on the sidelines of the Greater Toronto Area (GTA) housing market, it’s time to pay attention. The latest June 2026 data from the Toronto Regional Real Estate Board (TRREB) confirms that the market is officially shifting gears.
After a sluggish start to the year, the second quarter brought a major wave of activity. Here is a quick breakdown of what is happening right now and what it means for buyers and sellers heading into the second half of 2026.
The narrative for June boils down to a classic supply-and-demand squeeze.
Sales are surging: GTA Realtors reported 6,770 home sales in June—a solid 9.4% jump compared to June 2025.
Inventory is shrinking: New listings dropped to 17,282, which is a sharp 12.9% decline year-over-year.
This trend isn't just a one-month fluke, either. For the first six months of 2026 overall, sales are up while total new listings are down substantially compared to the first half of last year.
This rebound lines up exactly with what experts predicted. TRREB President Daniel Steinfeld noted that the market is playing out as a "year of two halves." A slow Q1 has given way to a much stronger Q2, and the momentum is building.

According to TRREB’s Chief Information Officer, Jason Mercer, if the market continues to tighten, prices could soon match 2025 levels and eventually start climbing again.
As prices stabilize, expect to see an influx of hesitant buyers shaking off their caution and jumping back into the marketplace.
